Gulf Cove
Gulf Cove is a popular Myakka Riverfront community that is easily accessible from Port Charlotte, North Port or Englewood.
Gulf Cove was originally developed and platted over 20 years ago by the General Development Corp. (GDC) and then deeded directly to the Property Owners of Gulf Cove, Inc. (POGC). It was an immediate success and quickly grew to over 1,500 homes. It continues to explode in growth today and, at any given time, dozens of new homes are under construction.
A large part of its unprecedented growth is due to the beautiful park and the only “community owned and operated” boat launch in Charlotte County. Having this crown jewel of a park directly on the Myakka River is something most residents of southwest Florida will never have the opportunity to enjoy.
Gulf Cove is made up entirely of single-family homes that range in price from the mid-$100,000s to over $1,000,000. The entire community has been developed on a home-by-home basis, meaning there are no builder restrictions, so each property owner may choose their own style.
Gulf Cove property values have skyrocketed—as have those of the entire region—and rank at the top end of the current market values in the area. This is due in part to the large variety of quality homes, its central location, and the community park and boat launch.
Gulf Cove is very convenient to an abundance of shopping, schools and World-class beaches. The Sarasota-Bradenton Airport is just 30 minutes north, while the Regional Southwest Airport is just 40 minutes south.
To reach Gulf Cove travel south from US-41 or east from Englewood on SR-776.

Heritage Harbour
If you haven’t visited Heritage Harbour recently, you’ll be in for a surprise.
Heritage Harbour, located at the northeast corner of I-75, exit 220, and State Road 64, has opened its third phase in response to the tremendous demand. Families began moving into the community earlier this year. US Home - Sarasota/Manatee Division President Rob Allegra says, “Since Heritage Harbour opened for sales, we have sold more than 200 homes.”
Heritage Harbour boasts 10 furnished models in four distinct neighborhoods. Maintenance-free and single-family homes in Heritage Harbour’s Stoneybrook community range in size from approximately 1,500 sq. ft. to 4,000 sq. ft. and are priced from the $200s to the $500s.
Heritage Harbour and its Community Intranet were recently featured on an episode of American Architectural Review, hosted by Morley Safer and airing on public television across the country. The Intranet, which has been up and running in Heritage Harbour since February, links residents of the community to each other, as well as to information about the community’s resources, news and events.
“Since Heritage Harbour is the largest community that US Home has ever developed, we thought it was important to create the Intranet to help build a sense of community and bring residents closer together,” Allegra said.
Heritage Harbour recently celebrated the Grand Opening of Central Park with more than 2,000 people attending the day-long event. The park is approximately 100 acres and offers residents an assortment of great outdoor activities. The centerpiece of the park is the approximately 70-acre Beacon Lake. The lake features a fishing pier and is surrounded by a walking, jogging and biking trail. Central Park also has baseball, softball and soccer fields, gazebos for picnicking, a large playground for children, and an open area for recreation.
The Recreational Campus is nearing completion. In addition to a crafts room with a kiln, a junior Olympic-sized pool, and a fitness center with on-site activities director, residents will also enjoy lighted tennis and basketball courts, an in-line skating rink, and sports fields.
A brand new Heritage Harbour community, Lighthouse Cove, will open December 15th. Lighthouse Cove is located adjacent to Central Park and offers affordable living with a hometown feeling. Single-family homes in Lighthouse Cove start in the mid-$100s. Five one- and two-story floorplans, from 1,500 sq. ft. to 2,200 sq. ft. are available.
Heritage Harbour’s Stoneybrook Golf Course continues to draw rave reviews from area golfers.
Designed by Arthur Hills, one of the top golf course designers in the world, the Stoneybrook Golf Course has an approximately 7,000 yard, par-72 layout that winds around ponds and wetlands and through spacious residential corridors. Multiple tees make this a course that golfers of any skill will appreciate.

Eagles Point includes five boomerang-shaped buildings, with four living levels over enclosed parking. The buildings feature Italian Renaissance architecture, tile roofs and paverstone driveways. The two, three and four bedroom luxury units are staggered, rather than positioned side-by-side, to provide residents with optimal views of the Intercoastal Waterway.

Located at the entryway to the community is the Landings Shopping Center, providing convenient access to life’s daily essentials. Landings residents also enjoy close proximity to downtown Sarasota, Siesta Key Beach, fine restaurants, state-of-the art medical facilities and a wealth of cultural activities.

Longshore Lake
This private and established 310-acre, gated, single-family home neighborhood is perfectly situated in a superb North Naples location just minutes to world class Gulf Beaches, restaurants, entertainment, schools, shopping, hospitals, I-75, Florida Gulf Coast University, as well as, the International Airport.

Manasota Key
To many area residents, Manasota Key remains one of Florida’s best-kept secrets. It boasts tropical beauty and an easy-going lifestyle, yet is only minutes away from the town of Venice and all its modern conveniences. It has managed to maintain its tropical flavor by steering away the overwhelming tourist traffic that can result from high-rise development.
A charming barrier island off the coast of Englewood, Manasota Key has no high-rises and no traffic lights. A peaceful, two-lane highway leads past one and two-story homes that make palm trees seem like skyscrapers in comparison. It appears as though it will remain that way for many years to come due to stringent zoning and development standards. Current building restrictions will not allow any structures over three stories tall.
The island is divided by the Sarasota and Charlotte County line. Sarasota County’s section of the Key is exclusively made up of residential areas. There is no commercial or condominium property in that portion. However, the Charlotte County portion boasts considerable investment property, condominiums, duplex and commercial properties.
Therefore, despite its compact size (only 1.06 square miles), Manasota Key offers a wealth of real estate options. There are low-rise multi-family condos and apartments on the south end of the island while the north end features private homes on one-acre lots amidst lush tropical foliage.
The island consists primarily of private residences and numerous beaches, but there are several restaurants from which to choose on the Key itself. For example, Gulfview Grill combines excellent dining with a gorgeous setting, while Geraldi’s offers renowned pizza and a casual atmosphere. For those looking to play after the kids have gone to bed, Captain’s Club and Tiki Bar is a hot new nightspot located in the heart of the Key.
For more options, residents and visitors can venture off the island. The mainland is easily accessible via two Intracoastal Waterway drawbridges, one in Charlotte County to the south and one in Sarasota County to the north.
Fortunately, Manasota Key maintains its unique character and way of life despite its close proximity to the mainland. Residents and tourists alike relish its tropical setting, yet can access numerous restaurants, shops and hospitals just a short drive away.
It usually is not necessary to drive to get to the beach, however. The island has miles of public white sand beaches along either side that might be the Key’s greatest asset.
Manasota Beach on the north end has showers, restrooms, free parking and a picnic area with tables. This is a great beach to find sharks’ teeth. At mid-Key is Blind Pass Beach with its adjacent nature walking trail. Englewood Beach is the most popular on Manasota Key with picnic tables, grills, showers and restrooms. Lastly, Stump Pass Beach is a quiet beach that runs all around the southern tip of the key to the bay.
The island is renowned for its excellent game fishing and areas dedicated to water sports activities. Boating, tubing, scuba diving and sunbathing take place year-round on the pristine water and beaches of Manasota Key.
At the southern end of the island, the last mile-and-a-half of the Key is a state park and wildlife sanctuary, proving that Manasota Key has a little something for everybody...even for the birds.

The championship course is a par 72 with a total yardage of 6,845 yards from the back tees. The golf course is immaculately maintained and spans over 400 acres with lakes and preserves. Panther Ridge
Panther Ridge is one of the most successful, fastest-selling land and home communities in west Florida. This property in East Manatee County is quite special because the land was never farmed.
Since it opened in early 1996, the large home sites and rich natural environment have generated extraordinary interest in Panther Ridge. Great care has been taken to retain the pristine beauty of the land. This has attracted large numbers of people to the area.
Let’s take a look at the various communities that comprise this booming area.
1+ ACRE HOMES & HOMESITES
The Preserve affords residents the opportunity to own a full acre of land, yet still enjoy the benefits of a master-planned community. The developers of The Preserve have taken great care to maintain the pine and oak hammocks, meandering creeks and native wildlife.
However, residents still enjoy all the amenities of a well-planned community including sidewalks, street lighting, underground utilities, landscaped common areas and a nine-mile nature trail. A modern, fully developed neighborhood amidst the untouched, natural surroundings makes The Preserve the best of both worlds.
In addition, Grand Oaks and The Highlands are developing communities of one-plus acre homes in Panther Ridge.
5+ ACRE HOMES & HOMESITES
Foxwood
This community consists of six equestrian neighborhoods with parcels ranging in size from five to sixteen acres. Throughout the neighborhoods are fifteen miles of interconnecting community trails and two sports parks that bring neighbors together.
The Trails
This is a planned community that offers its residents a unique style of country living. There is enough outdoor space on each homesite for residents to enjoy a true country lifestyle just miles from the city.
Bridle Creek
Large numbers of beautiful trees distinguish this area. Homesites range in size from 8 to 22 acres. There is a single, bridged entryway into Bridle Creek, and enhanced protective covenants.
The Forest
The Forest is similar to Bridle Creek in its natural environment, but homesites of 7 to 14 acres are available in this community for surprisingly reasonable prices.
The Ranches
This land is representative of old Florida and boasts a pine-filled forest and hardwood hammocks. It is also distinguished by both ample horse paths and native deer trails. The Ranches are a horse-owner’s delight as horses are as welcome here as people.
The Pointe
This community is located on the south side of State Road 70. The terrain here is typically scenic Florida, but not quite as heavily wooded. This makes it even more favorable to the raising and grazing of horses. The Pointe is made up of 5-to-20-acre homesites, many of which are considered excellent values. It’s hard to match this area for peaceful country living.

Southgate
Southgate is one of Sarasota’s signature neighborhoods. It is a community of more than 2,000 single-family homes, some of which are situated on the banks of Phillippi Creek.
Developed in the 1950’s, Southgate is renowned for its unpretentious ranch-style homes which feature distinctive concrete and stucco exteriors, barrel tile roofs and well-maintained lawns.
Southgate stretches from Hyde Park Street to Bee Ridge Road and from Tamiami Trail to Beneva.
The area covers only two square miles, but it is rich in culture and charm. One-hundred-year-old oak trees compliment the area and give it a distinctive elegance. Homes in Southgate currently sell from $160,000 to over $450,000.
You might say that Southgate could be considered the “chosen land” in Sarasota because it was the first land in the area to be developed. Many of the charming homes of Southgate were built during the 1950s; however, newer construction is also present.
Southgate is primarily a deed-restricted area, except for a small section called Norwood Park. Homes here are surprisingly affordable considering the prime location and proximity to Siesta Key and its gorgeous beaches. The median-priced home in Southgate sells for around $200,000 and homes for sale in the area average just 49 days on the market.
The convenience of living “in town” while at the same time surrounded by country atmosphere is one of the things that makes Southgate such a unique and desirable place to live. It is nestled around a myriad of doctors, dentists, restaurants and both drug and grocery stores.
Southgate is situated just a mile from both Sarasota Memorial Hospital and Doctor’s Hospital, as well as being only three miles from HealthSouth Rehab. In addition, Sarasota-Bradenton International Airport is just 15 miles away.
Southgate is also a destination spot for shoppers from all over the area. Residents are fortunate to be able to enjoy the diverse and upscale shops located in the Westfield Shoppingtown. Westfield is Sarasota’s ultra-chic enclosed mall, with a Saks Fifth Avenue and Burdines at one end and a Dillards at the other. In between are jewelry shops and bookstores, athletic shoe emporiums and haunts for classically polished working women, such as Ann Taylor and Talbot’s. Home and hearth retailers such as Pottery Barn, Restoration Hardware and Williams-Sonoma are also here. After browsing the mall, shoppers can choose between many fine (and varied) restaurants in Southgate, from Asian and Italian to genuine deli fare.
The schools in the area are plentiful and include both the excellent Alta Vista elementary school and Sarasota High School. Goshen College, where people of all ages can take a variety of classes, is located in the Southgate Circle and Manatee Community College is just 22 miles away. Southgate is also littered with churches of numerous denominations.
Perhaps the best-kept secret in all of Sarasota is Southgate’s Arlington Park. It is a 20-acre park with three swimming pools, walking paths, nature trails, tennis courts and various other amenities.
Not surprisingly, residents of Southgate are very prideful in their community. A neighborhood association meets on the third Tuesday of every month at the local fire station. Here concerned neighbors discuss anything pertaining to the betterment of this peaceful area.
All things considered, Southgate is becoming the “chosen place” to live in Sarasota once again.

As you enter University Park, you’ll soon realize why it received a “Future of the Region Award” from the Tampa Bay Regional Planning Council in 2000.
